Doc’s All American, the iconic ice cream and burgers joint at Atlantic and Swinton avenues in Delray Beach, is up for sale. The site is part of a 0.77-acre parcel being marketed as a teardown in Delray’s booming downtown.

Doc’s and the Dunkin Donuts at 37 W. Atlantic Ave. are on month-to-month leases, said Cecelia Boone, a broker at Southdale Properties who’s marketing the property. The listing price is undisclosed.

“This is a development opportunity, not an opportunity to keep those businesses there,” Boone said.

The site could hold a 23-unit condo development with some retail space.

“It’s probably one of the best corners coming into town, so we’re really looking for something spectacular,” Boone said.

Doc’s occupies a 1,084-square-foot building on a 0.19-acre lot at 10 N. Swinton Ave. The building was built in 1951. Also on the market is the 0.38-acre lot at 37 W. Atlantic, home to a Dunkin Donuts, and another lot in between. The site, owned by Cecilia Egan, is part of Delray’s Old School Square Historic district.
