The 300-unit apartment complex at 4758 Sea Oats Circle west of West Palm Beach just sold for $36.35 million, reflecting investors’ intense interest in apartments and a 51-year low in the U.S. homeownership rate.

The complex last sold in 2012 for $20.4 million, so the latest sale is a 78 percent increase. The property near Haverhill and Roebuck roads is known as Viera of the Palm Beaches.

The buyer is AGM Viera of New York.
